There is a Burlington Twp Planning Board "Preliminary Approval," for a ~200'000sq.ft. Warehouse, directly across Beverly Road from Handler Drive (about one mile from the corner of Route-130, and Beverly Rd.; where Reno's Pizza is located). This Warehouse will contain 50 large tractor trailer loading bays on one side of the massive building, and 100 conventional vehicle parking spaces on the other side of the structure. To develop this, they have permission to destroy over 15 acres of densely wildlife-populated woods; one of the last remaining wild acres in the area (which is noise hindering, peaceful, and one of the major reasons why we paid the premium to live here).
A warehouse primary function is to receive and ship goods/materials to end-user vendors. And aside from the new 100 workers commuting to this warehouse to work, thereby adding traffic congestion, and traffic safety issues to our access road (Beverly Rd is an "access road," not a "commuter road;" which is what it will now become), but it will also present the 24hr presence of anywhere from 50-100 tractor trailer 18-wheeler trucks traversing a now-established residential "access road." Property Values WILL FALL, children playing along Beverly Rd will now be in grave danger; not to mention so much more of a negative impact to come.
The installation and proposed 24/7 operation of this warehouse presents the following harm to our community:
- They add harm to children due to potential fatal accidents as the children of the community play on or near Beverly Rd. (many houses are located directly on Beverly Rd., and their residents play in their front yards.);
- They disrupt the daily commute for 1,000's of residents who live in the greater surrounding area and use Beverly Rd. to access nearby commuter roads;
- The warehouse and trucks present a Physical, Environmental, and Financial negative impact on all of the members of the community within a 3 mile radius:
The PHYSICAL IMPACT - is their mere presence and harm to the roads, pedestrians, children, and commuters on their usual daily commute; as well as, to mention that school buses stop multiple times daily for grades of all ages to pick-up & drop-off children for school ON BEVERLY RD.. The trucks alone will be single file and likely cause anyone behind them to wait approximately 30+ minutes for a green light to access the only commuter road (Route-130) from their homes. The workers who commute "To" the warehouse will also add commuter issues, as well as, safety issues. Also, suppose the Beverly Rd. Firehouse receives a call to save a nearby community member's home, and there are a line of 18-wheeler trucks blocking the Firehouse's access to the only road they can use to travel to save that family home. How would they now be able to do so? Also, Beverly Rd. is made of asphalt and not made to withstand the very heavy tonnage which 1,000's of trucks will traverse each year. The access to this warehouse is a single turn-in, directly across Beverly Rd. from Handler Dr. - a child-friendly established >60yr old large community, all of who's lives will be gravely mis-fortuned by this ill-placed industrial building; in the heart of over 500 other nearby homes as well., surrounding Handler Dr. (Also where school buses stop twice each day!)
The ENVIRNMENTAL IMPACT - is their loading idling exhaust fumes promulgating the entire area (building up a thick cloud of smog to a once fresh-air clean environment); which was the alluring factor when choosing to pay the premium price to live in the area. The trucks traversing Beverly Rd. then take that cloud of lethal carbon monoxide, and help spread it down to all the residents miles away from the warehouse itself. If the warehouse vendor imports/exports "Hazardous Materials" (requiring sealed container trailers filled with- chemicals/fuels/acids/ect.), and with the tremendous influx of traffic on an otherwise non-busy access road, there could be an accident where those hazardous materials are now, at best, spilling into the front yards of local residents; and at worst, exploding the houses nearby (potentially with men, woman, children inside), killing whole families. Also, the destruction of such a large significant amount of natural forest (16.42 acres), will displace the existing wildlife in the to backyards of the community affecting their use of their Bundle of Rights - "Peace, Use, and Quiet Enjoyment of their Domicile." Not to mention, the demolition of the woods will kill 1,000's of animals, including the Bald Eagle nest that has been known to exist there for decades.
The FINANCIAL IMPACT - is that this entire warehouse operation - the trucks, the truck's movement, the building itself, and it's mere presence in an otherwise completely Residential Community will GREATLY AFFECT THE EQUITY/MARKET VALUE OF REAL ESTATE, historically established in the surrounding >3 mile radius of this proposed new "warehouse." The affect of this warehouse can decrease home values in the $200'000 - $550'000 range, by an awestriking >/=37.50% Loss in Market Value.
This area of ~16 acres of woods should stay where it is. The Master Planning Board should have re-zoned this land years ago, when all the previously-owned farms (Zoned Agricultural) sold-off their land to residential builders, and converted this entire area from Agricultural, to Residential. Did You Know: That according to Master Planning Boards, Industrial Zones are NEVER supposed to be adjacent to Residential Zones without a thick dense section of woods, called "Buffer Zones" ("Green Belts)? The current Master Planning Board should have re-zoned this land decades ago when the farms all converted to what is now our neighborhoods. Furthermore, the proposed plans for this warehouse are directly adjacent to Residential Zones/Neighborhoods, and there is No Buffer Zone in the plans! (Something to email our Mayor about; among so many other concerns!)
In conclusion, this area is so highly desired because all of the 3'000+ residents are away from roads like Rt-130, where heavy dirty (potentially hazardous-waste-carrying) trucks do not ever travel. Allowing this project o proceed destroys the very nature of the entire reason for choosing to pay extra to live in this area. This proposal horrifically affects all levels of multiple community's lives. This project will destroy literally 1,000's of lives for every reason herein (listed above); as well as, so many other micro & personal reasons not described. THIS CANNOT BE ALLOWED!!!!
